How to Get a Residency Permit Through Property Investment in Qatar

Qatar has become a more attractive destination for overseas buyers who want a home, an investment and the right to live in the country in one purchase. A property-linked residency permit lets you reside in Qatar without an employer sponsor. Here is how it works.

What the program offers

There are two main tiers, based on the value of the property you buy.

Standard residency. Temporary residency requires a minimum investment of QAR 730,000, about $200,000, in property within designated foreign-ownership zones such as Lusail or The Pearl. The permit duration is described differently across sources (see the note below), but it is renewable as long as you keep the qualifying investment. goldenvisas

Permanent residency. Permanent residency requires QAR 3.65 million, approximately $1 million, in real estate, with no minimum stay requirement. This route has been described as capped, so early applications matter. goldenvisas

Qatar does not offer citizenship by investment. Property investment can lead to residency, but not citizenship. immigrantinvest

Who is eligible

Typical requirements include:

  • Being over 21, having a clear criminal record, and showing sufficient funds to support yourself and your dependents. propartnergroup
  • Buying qualifying property in a designated freehold or usufruct zone.
  • Holding the property free of mortgage at the time of submission. tejwaansgroup

Pay attention to valuation. The amount used for residency is not the market value but the official value written on the title deed. A property bought at a discount, or priced just above the threshold, may fall short once the deed is registered. mfylegal

Step-by-step process

  1. Choose a qualifying property. Confirm it sits in a designated zone and that the deed value will meet the threshold you are targeting.
  2. Verify ownership rights. Your broker should check title status, outstanding charges and developer approvals before you commit.
  3. Complete the purchase. Sign the sale agreement and pay the price. The Ministry of Justice charges a registration fee of 0.25% of the property value at transfer. mfylegal
  4. Receive the title deed. This is the key document for your residency application.
  5. Submit the application. Provide your passport, deed, proof of funds, a clean criminal record certificate and photos, plus documents for any dependents.
  6. Approval and issuance. On final approval, the residence permit and Qatar ID card are issued. immigrantinvest

Staying compliant

  • Minimum stay. The temporary tier requires a minimum stay of 90 days a year. goldenvisas
  • Keep the investment. Dropping below the required property value, or selling without replacement, can lead to residency revocation. ceoworld
  • Work rights. A separate permit is required to work. Property residency does not automatically allow employment. globalinvestments

Why work with a broker

Residency eligibility depends on details that are easy to miss: zone approval, deed value, mortgage status and timing. A licensed broker can shortlist eligible properties, check documentation and coordinate with the relevant authorities, so you avoid buying something that doesn’t qualify.
